Mercury Bay Holiday Park has created an exciting opportunity for people to own or lease their own slice of paradise in the heart of Whitianga, minutes walk from the town centre.

Real estate options within the park enable families to preserve their treasured pastime of holidaying at the beach in a welcoming family orientated community environment.

The spectacular Mercury Bay surroundings can be enjoyed by a broad range of people, rather than just those few who can afford coastal property.

Camp sites are a generous size, on average 12m x 9m which provides plenty of room for a tiny home, cabin or caravan, awning, car, and deck. Site occupancy is limited to a maximum of 6 persons at any one time.

All sites have water, power and sewerage connections.  Separate boat parking facilities available.

 

Ownership

The bespoke ownership model creates the opportunity for people to purchase a freehold title for an undivided 1/81st share in the Park and own it outright in perpetuity with exclusive use of your chosen campsite.  Enjoy generous stays for you, your family and friends, as well as the opportunity of rental return if you so choose and the benefit of capital gain on your investment.

The onsite managers take care of all the ground maintenance and upkeep of common facilities so all you have to do is turn up and enjoy yourself. The holiday park community offers the added benefit of security of your asset, especially when you are elsewhere.

Site covenants and a management plan provide guidance as to what can be put on sites ensuring that all owners interests are protected.  Management works with you through the process and approvals.

Sites currently start at $165,000 with annual fees of $3,270, (2023 pricing including GST).  Annual fees cover all the general outgoings, maintenance and management of the property.

Thames Coromandel District Council owner targeted SUIP rates are charged separately at cost if applicable, approximately $1055/annum (based on current year's rates - paid in three instalments).

Power is meter read and charged separately on a monthly basis.

It is anticipated that a small number of sites may be released for sale later this year.

Leasing

An alternative option to Ownership is to Lease a site in the Park on a term basis. This enables you to establish your tiny home, cabin, or caravan permanently on a site, and secure your spot.  This option gives you all the benefits of the site as if you owned it, (other than rental return).

This option could be your holidaying/ living option and first step onto the property ladder.

We are anticipating releasing 12 sites for lease.

The annual fee for long term leasing is $7875, which is paid quarterly in advance (2023 pricing including GST).  If you reside permanently an additional $30/week is payable

Management assists you through the process and signs off all plans for what will be put on your site before being bought in.

Power is meter read and charged separately on a monthly basis.
